Minimum Bedroom Size Req.

There is a minimum area a bedroom must have to be considered a bedroom(FHA). Does anybody know this info off hand?
 
I can't find anything in the manuals. I am going to assume that the market would consider this room a bedroom. A bed will fit into with additional floor space. There is a closet. If anyone finds anything in writing, let me know.
 
As far as the IRC code requirement is concerned the room must be a habitable room which means no less than 70 square feet in total area with no dimension less than 7'. (as I recall California use to be 90 square feet, but I haven't had occasion to check that out in years).
 
Floor area meets that reqiurement, however the ceiling slopes to the outside walls reducing the GLA. Floor area consideration I am fine. But 2' of each side of the dwelling is not considered in the GLA, technically reducing the area of the bedroom by 2' making the dim 5' x 10'.
 
Here in MA it is 70 square feet and one dimension has to be eight feet. This is a MA state code.
 
Here is California Code, but we are not on the IRC, as I recall all building codes only count the areas of over 5' as habitable space, it gets a little complicated:

310.6.1 Ceiling heights. Habitable space shall have a ceiling height of not less than 7 feet 6 inches except as otherwise permitted in this section.Kitchens, halls, bathrooms and toilet compartments may have a ceiling height of not less than 7 feet measured to the lowest projection from the ceiling.
Where exposed beam ceiling members are spaced at less than 48 inches on center, ceiling height shall be measured to the bottom of these members. Where exposed beam ceiling members are spaced at 48 inches or more on center,ceiling height shall be measured to the bottom of the deck supported by these members, provided that the bottom of the members is not less than 7 feet above the floor.
If any room in a building has a sloping ceiling, the prescribed ceiling height for the room is required in only one half the area thereof. No portion of the room measuring less than 5 feet from the finished floor to the finished ceiling shall be included in any computation of the minimum area thereof.
If any room has a furred ceiling, the prescribed ceiling height is required in two thirds the area thereof, but in no case shall the height of the furred ceiling be less than 7 feet. 2001 CALIFORNIA BUILDING CODE
