OK, so now we all know we have to look for another job; because they've come after our industry with great vengence I hereby request the we all meet in Las Vagas to discuss how we can get on the bandwagon and make a plan to bring on board;

"Simple Solutions" by TAC; where we can bring to the Public - 1 simple market place to; provide Sales; Closings; Appraisals; Title Search; Attorney work; Judges Decision's; Surveying; Auto Sales; Clothing; Banking; Food Delivery; Clothing Delivery; Toothbrushes; Hair Care Products; Ear Wax removal systems; Nostral Clensing Utilities; Black Head Removal systems; and last but not least-Toilet Paper- we can over this cost saving venue so that the public will be able to save time & money and
devote their entire life to making money- with no recreational fun whatsoever 8O

The funny thing about all this - Europeans are way ahead of us; they work a few hours; go home for lunch-snuggle a bit with their partner; spend some time with their kids; go back to work for a few hours; go home for
dinner; spend some evening time with their loved ones. Man, am I jello, thats living LIFE they way it was meant to be and by the time we hit 70 here we might be able to do exactly what they do at age 25.

Wow, we are in big trouble now ! I'm sure the rest of the MLS's in this country are as accurate as ours. THERE ISN'T ONE SINGLE LISTING, NOT ONE out of over 1500 properties that is accurate ! The newest insanity is that agents are now taking public records exterior measurements and multiply x 3. So now, every house with an unfinished attic is being counted as GLA !!!!!!!!!
 
The FINIS Paragron MLS ™ System article ends with the statement there's no promise of updating our their future predictions.

Joe's comments makes him look like a seer. Accuracy is always a problem.

What the article doesn't say is probably more important. Although they indicate that the MLSs will be tied together and fed to the Lenders and other lending-type users, I AM SURE THAT IS NOT GOING TO HAPPEN.

The MLSs own and hold the information available for its membership only. The information can ONLY be sold for value-added use, i.e., incorporation into a more valuable product.

Raw information is just the thing that makes the Internet so dangerious, except for the **** sites -- which are always accurate and leave nothing to the imagination!
 
I believe that Fnis recently purchased Risco.

If you are using a Risco MLS System, all of that data appears to be going to Fnis, too.

Working in a non disclosure state had led me to believe that AVM's would have difficulty making inroads in my market. Looks like they have found a way around that.

I had briefly thought that our (also) Non-Disclosure state would buy us a little time also:

However in addition to the local RISCO system, our county appraiser has int hier wisdom placed the comparable sales they used for each individual property for all to see on the website... in addition for any gien address all one has to do is check the little box that says "I am an owner/appraiser/person with owners authority/ other" and get access to the sales history on any given individual property.

So much for non-disclosure.
 
Yeah, we have an internet MLS system in my area. It's SLOOOOOW. As for the data it's the old addage "garbage in garbage out." The Realtors in my area are not even measuring homes anymore because of "liability" issues. MLS GLA is just a guess. Real Scary 8O
 
Assessor sales on line are great. I don't like non-disclosure. RISCO is also one of the simplest of the MLS systems and best. Gag if you get Moore or Ambiance, totally awful. And so complex not one listing is reliable.

Our Realtors are so bad they sometimes UNDER estimate GLA....
and I am so busy I have been handing out my competitors pens!
