If you haven't had to deal with the so-called 'black mold', odds are that you will, especially if you live in a warm, humid climate. If you'll check the internet, you will find that mold is a growing legal and insurance claim industry. In Texas, mold claims increased from 1050 at the beginning of 2000 to 14,706 at the end of 2001. Mold cleanup costs have jumped from $13,718 per claim to $34,538 per claim and increasing. With this increased problem comes an increased need for vigilence in our inspections and our disclosures/disclaimers.

IMHO, this is going to be worse than asbestos before it gets better.
