Deer Park.That's good water

The agent double listed the property in Deer Park and in the adjoining community of Dix Hills, a higher priced, more desirable area on the basis that both neighborhoods are in the same school district.

I'd like to ask her, if she had a listing in Dix Hills would she have a problem with me using sales from Deer Park.
 
SD #5, Deer Park.

The property is located in that little pocket neighborhood off Straight Path that is SD #5 Half hollow Hills School District with a Deer Park Post office. Looks like a lazy realtor providing wrong or misleading information. Rule of thumb with MLS - use it as a guide, not "the Bible" and always utilize a second source to verify that the info is accurate. That's why there's always the "accurate but not guaranteed" disclaimer. I know some of the realtors over there and shot'em an e-mail and called them on the inaccurate info on 2058648 - dix hills - 11746.:Eyecrazy:
 
They pull the same stuff in my neck of the woods too...If I see one more "Frank Lloyd Wright" home....or..."Martha Stewart lives here" Really?...we actually have 3 Wright houses in the area...none are tract ranches built in the 1960's....
 
FWIW, unless the Realtor changed the comment section afterward, I don't see the problem...

Here is the comment on the [Dix Hills listing]: "Beautiful Fully Dormered 4 Bedroom, 2 Full Bath Cape In Half Hollow Hills School District, Mrs. Clean Lives Here!!! Skylights, Cac, Igs, Igp, Full Basement, 1.5 Car, Alarm, 200 Amp Service, Move Right In !!! Deer Park P.O., Home Warranty!!"

It states subject is in Deer Park PO

IMO [in this pocket neighborhood], the SD# has far more influence on MV than the PO the property is located in.

Ken.....on the school district, and you are right about the HHH influence...However, they put up 2 listings, one saying Deer Park and then another one saying Dix Hills...

When she showed up for the appointment, I was presented some comps...2 Deer Park....all the rest, Dix Hills....
 
Multiple listings is not uncommon - particularly in this type of a situation.

The Realtor was making sure that buyers in the low rent section of Dix Hills had an oppty to be aware of his/her listing.

It's the Realtors job to get the max exposure for the client to get the house sold.

It's our job to sift through the BS and use the most appropriate info available.

If I had to appraise this and lacked sufficient comps of similar capes etc. in 11729 - SD#5, I would not be adverse to using a small cape in DH SD#5, adjusted for PO address (Town) as well as small capes in DP SD#7 adjusted for SD.
