Multi Unit Appraisal

I furthered my appraisal education last month and learned I was doing some things in my multi unit appraisals incorrectly.

I happen to be doing one now and its like a light came on and some things I didn't quite grasp now seem incredibly simple. I'm wondering what else I may be screwing up due to lack of training in this area.

Could/Would someone please share a 2-4 unit appraisal they have done with me?

What specifically do you need to know? Cant just shar an appraisal with you, client confidentially (sp). Seems like there is al ot you don't understand

Nothing specifically.

I was hoping to compare the a differnt way or even the right way to do it to what I am doing.

If I did something wrong I didnt know about before Im sure there are some other things that I could improve on.

I was doing income stuff incorrectly.
I didn't understand the stuff at the top of the comp grid also.

It was very enlightening and much more enjoyable to do now that I have been taught what to do.

Henry Harrison publishes a couple books that would answer all the basic questions.

Appraising Residences and Income Property
Mini-Guide to the 2005 Small Income Property Form

If you read those books you'll know more than about 2-4s than 85% of all residential appraisers
