If I get one more phone call from a homeowner telling me his loan officer/broker/bank guy told him to call an appraiser because we can tell him the value of his property, for free, without seeing the property or doing an appraisal I'm going to scream!!!!!!!!!
If I get one more phone call from a homeowner telling me his loan officer/broker/bank guy told him the appraiser will 'discount' the appraisal fee because the appraiser did the house two years ago I'm going to scream!!!!!!!!!
If I get one more phone call from a homeowner telling me his loan officer/broker/bank guy told him the appraiser will wait for his fee to be paid at closing I'm going to scream!!!!!!!!!!

I guess I should probably just step out back right now and scream!!!!!!!!!!!!!

You should just scream.....at least it is an ignorant homeowner who doesn't know better and not the bank itself. I fired a big regional bank client for trying to get me to do a "restricted" "short" report of a farm I did FIVE full years earlier. Not only was it no longer a dairy, but they had even bought additional land and another house....but the Cert. Residential CHIEF appraiser of the bank, sitting 300 miles East of me couldn't understand why I wouldn't do it.
