Need a little help!

My name is William and I have completed my course work hours. I plan on taking my exam this year but I am trying to find an appraiser to train under but I realize that this is probably the worst possible time to get into the appraisal profession. I am very motivated and I know this is what I want to do. I would like some opinions and comments from more knowledgeable people as to what I should go about doing. I thought about going back to school because I want to do this the right way but on the other hand I want to get started as soon as possible because this is my main focus! Any comments will be appreciated!
 
What part of the state are you from? What can you do for a future mentor? Do you already have clients lined up?
 
Going back to school? Maybe if you do, when you complete your schooling maybe the timing will be better to break into the appraisal profession. You can do both, many appraisers started out part time while in school are working a regular 9-5 job.

I live in southern Virginia in the Danville area. I lived in North Carolina for the majority of my life and I have some connections with an Account Executive that works for Countrywide in Raleigh NC and also worked for a mortgage company for a while and Im still on good terms with them. I feel like I could benefit anyone that I worked for and Im looking for a long term relationship with the mentor that I will be working for If I find one! And I do like the idea of working and doing appraisal part time for a while if I could find someone willing to work with me!

I am guessing that you want to do residential work, if so reconsider. I think someone posted on here that there are about 3,000 residential appraisers (I could be wrong) in VA. Anybody got a link to that stat? I'm guessing that 15 years from now there will be less than 1,000 res. appraisers in VA.

From what I have read on here that company is a nightmare to work for, and the fees are worse.
