Need an Appraiser for Ulster County

I have a good client (Attorney) who needs an SFR appraised in Pine Valley, 12465 Ulster County, NY. Exterior only preferably on a 3/05 Non-lender 2055 form. No interior access will be available. This is not for mortgage origination. Client will prepay your fee.

gotta be the same one on Pine Hill I received a call on approx 4 weeks ago - caveat........ you reallllly need a local specialist - if its the same one.... part of the site is located in a designated preserve, deed restrictions, lot split across two municipalities etc, atypically large dwelling for market, all kinds o stuff. It IS a complex appraisal! Check Certs. Kingston Ken. Shandakan area (old indian name). It's bout as rural as u can get. I quoted typical complex fee - they passed. If its' the same property BEWARE of Exterior only. Few years ago the area was touted for development of a ski resort - conservations killed it. Some "summer" homes weekend getaways etc. they sell ohhhhhh every cupple years. Oh yeah...... PART TIME Town personnel.

They can't provide access to the property.

They know the estimate will be ballpark and will stip to an appropriate SOW.

The appraiser can use disclaimers/EA's up the ying yang.

I do lots of similar (exterior only) work for them on LI & Brooklyn/Queens.

They typically pay my normal URAR fee for a general purpose 2055 - more when warranted.
