need FHA new construction help

Ok, so here is the story, i looked at a new construction town home on friday and the unit is 100% complete. the subject is an upper end unit with no mps deficiencies. The builder has gotten the cert of occupancy.

So i thought what else do I need since it is an FHA loan. So after reading post on here for the last 3 hours and looking at HUD's website I am in need of a hair transplant.

my ? is what should the lender provide me. Do I need to have the builder cert, builder warranty and the plans and specs. Are these still required to be provided.

I have worn myself out trying to get the info off huds website, (i suck at finding stuff on the web, sorry) does someone have the latest scoop for me regarding this issue.

All i have is 4150.2 and we all know how helpfull it is and my business partner/mentor is on a week long fishing trip or I would just talk to him about it.

If the property is 100% completed the certificate is fine, but verify with the city that it was signed off. The UW should request the remaining items from the builder for the file. You are already past the plans and specs if the property is 100% built. The main thing is to make sure the city has signed off on the COO and it was not a copy from another unit.
 
Download the 2005-34 Mortgagee Letter and attachemnt. It is about 140+ pages long and supercedes the protocal in the 4150.2
