Newer Home In Older Subdivision Proper Appraisal

Hello everyone!
I am a real estate agent but I need some advice about adjustments with the price to a newer home.
I am going to have appraisal done next week and need some advice how they will make adjustments with newer homes with older subdivision .
My home is not for sale ,I need to make one for personal reason.
My home is build in 2011 in subdivision where homes were build in 1990.
What is the proper adjustment for the age?
What about the price for the lot?
Please help me before appraisal arrived.
