I just did an FHA inspection on a lender foreclosure. The house is only 14 years old but it looks like its about 35 and NEVER cleaned (which I guess is how a lot of them look anyway). At any rate, the previous owner basically gutted a bathroom and left it that way. About 1/3 of the room has no drywall and there is no floor finishing, just subflooring.
I have never run into this before. I know they no longer require repairs to drywall for cosmetic defects but what if there is no drywall???? What then?
Aside from the bathroom, the carpet throughout the house was just Filthy McNasty. Even though severly soiled carpeting is no longer a MPR, do you think that it could be so dirty that it could be a health threat?

That carpet in the picture is about the only place that it doesn't look bad. The more I think of it the more I feel it probably isn't a health issue......just really gross.
About the bathroom - I should have specified. There are two other bathrooms. They actually use this "bathroom" as a pass through to the owner's suite which was an addition to the house. It is the only way to access that portion of the house.
