No termite inspection for homes prior to 1968?

Hi all,

After reading how easy it seemed to pass the FHA exam, and with the help of Steve Adam's website he noted where you spend $20 and get a great study guide, I went and took the exam yesterday and passed it. Pretty easy I thought.

Anyway, one of the questions in the study guide that I purchased stated that homes built prior to 1968 do not require a termite inspection. Is that correct?? I never saw that anywhere in the munual.

I just keep thinking in my mind that that cannot be right.

Also, Ben if you read this, your inspection topics are very helpful....maybe you should consider writing a book..An Appraiser's Tale to FHA Inspections...or something like that.

There is no age exemption for termite inspections. There are certain circumstances in which a termite inspection is not required-such as second floor condos and there are certain counties in certain states that FHA does not require a termite inspection but that's because there are no termites in the area. But what about other "wood biter's" like powder post beetles? They don't address them at all.

If you're not in one of the above scenarios always condition for the termite cert.

Write a book? Me? Nah. There's no demand for it. We only have 100 or so people reading this stuff and 1/3 of them haven't been in the attic......yet
