North Haven Non-Waterfront

Anyone know of any recent sales or anything under contract in North Haven? I have a 2700 sq. ft. contemporary on .50 acre in the 1.2 -1.3 million range, but unable to find an recent sales.

I have the one sale on Coves End, and one under contract on 3rd Road, but nothing else within the past 8 months that is comparable. Any info would be much appreciated.

Where are you getting the 1.2 - 1.3 range from??

The sale on Coves End is 3500 sf new construction superior amenities sold for $1.7. Similar sales on the other side of Ferry Rd from earlier this year and previous appraisal indicate 1.4.
$1.2 - 1.3 more realistic per local broker. Have not appraised much in this area, but broker indicated North Haven Point is more desirable/not comparable.

do you think the Previous appraisal is a factor in this...was it done by someone you know, trust, etc??

Forget about the ""range "" that you are thinking about and rethink the subject...then rethink the area...

It was good that you spoke to a broker, however if the HO suggested that you talk to a particular RE then they may not be as reliable....

8 Cedar per GIS is 1.80 acres

38 Fresh...per GIS .70 acre Built 2003....INGpool/ excellent construction..

Thanks for the feedback. When having to rely on dated sales, do you think a time adjustment, either +/-, is warranted in this area?

FWIW, the broker who provided their info. and opinion of the market area is completely unrelated and unknown to the subject, and the assigment is not related to a mortgage transaction.

I work w/ Ken Rossman and we appraised the subject back in 6/07, we were hoping to find something similar that recently closed or is in contract for sale.

Southampton GIS does not have the zoning for that Village ...you will have to check the zoning of that lot to find out...
