Here again, the great state of Illinois. This is taken directly off their website under questions and answers.

"8) Do appraisers have to do interior measurements?
Answer: No, exterior only is required."


Wonder what you should do if you have a plat of survey with three feet of snow surrounds the 250,000/sf building your appraising? It is even funnier when you realize the Chicagoland MLS, 99.9 percent of the time, only gives interior measurements of comparables. I wish I could say more but I am drowning in appraisal work.

On the other hand it doesn't say you CAN'T do an interior inspection or than you MUST do an exterior inspection.

In my book that means you should do what you gotta do!!!

If I recall, back a week or two ago there was a similar discussion, and someone had noted you could do interior measurements and then factor in the exterior wall area; with everyone worried about doing measurements, how would you propose to do the 2nd floor exterior 8O

The next most important Q/A; how would think AVM's measure anything from inside their "gold dom" :roll: and do you think this will eventually adversily impact the market in any way :?:
