I've been noticing lately a lot of odd requests on VA loan requests. Normally they are minor or immaterial so I just send an addendum to the appraisal. Today I got this request:

"Can you also verify if the unfinished area in the basement was a laundry room? if not how much would the appraised value increase by if the borrower's completed this area."

Seems outside the scope and treading into HC or EC doesn't it?
Any feedback would be appreciated.

Sounds like an LO is grasping at straws.

Definitely a HC type question outside of the scope of the VA assignment.
