Oil Change

Does anybody regularly appraiser oil change properties (Jiffy Lube, etc.)? I am looking for how the market allocates the TAB on purchases.

Any advice on methodology/insight/comps would be greatly appreciated.

I have never appraised one however I was recently asked to appraise a former Jiffy Lube location which had been converted to a car wash. During the conversation I was told that there were several of these conversions being done in the area. That leads me to question the viability of the chain and the quick lube only business in this area.

Of course your subject may have a different highest and best use but I would be careful with the value in use if the chain is in trouble or the market share of the business isn't increasing.

imho, they are stictly income related valuations. They frequently start out with 4 employees or more and if they have only 2, they are poorly run. The base RE value is as if vacant building...you are selling the business though.
