How much does a preliminary title report cost? I've never ordered one before.

Does the cost vary if the property is residential or commercial? The HK client has two properties they want appraised, one commercial and one residential.

Thanks, anyone.

Vernon,

Maybe you could call a bunch of Title Insurance Companies and tell them you do "lots of business in their area" and if they will give you a "preliminary" title search for FREE you'll be sure to send lots of future orders there way.

Oh yeah, don't forget to tell them that you have a quote from another Title Company for $125 with a 24-hour turn time and you're wondering if they can beat that.

It works with appraisers! :rof:

From small bucks to big bucks. Depends what type of title search and results you want.

Letter Title Search cost me about $50 in this area. Full title can cost upwards to $800 or more.
