Is it all about numbers or is it about market behavior?

While working the similar sales, will numbers change during this process? Is it about tapping into the market's behavior? Are the numbers more important than the behavior? Is it an art injected into the economics of it all?

What's the basis of the adjutments when pairing begins?

Can square foot be more important, or can condition be more important, or acreage can more important, etc.., when three similar sales are used with 5 different subject properties in the same neighborhood boundary? Orrr, does the importance of each element/unit of comparison have to stay the same no matter what with each subject property being appraised?

I'm done, ready for opinions, facts, additonal explanations...
