Piper,
I feel your pain! I have slowed down as well, but I will market and market and market until i get more work. I cant give up....yet

if you are slow, and you don't spend the extra time marketing you have nobody to blame but yourself. You may want to find full time work, instead of part time.

Doing much the same here- signing up with whoever indicates that they are still taking folks on and sending out feelers far & wide so I'm on the list of folks who MAY consider opening up later. Hopefully, trickles from lots of sources will at least keep things at subsistence-level until things improve again.

At least, that's my story until things get even worse. ;-) Some of the assessor training courses are looking intriguing.

IMO Residential lending is not going to turnaround anytime soon as far as Conventional loans go. Starting 10/01/08 when appraisals are ordered they will be FHA. Now we have had numerous discussions regarding if licensed appraisers will still be allowed FHA work so I am not going to rehatch that issue. We all must decide if it is in our best interest to wait a little longer and see how this plays out.

Get creative and you just might find some good niche markets for consulting assignments. Cold calling mortgage companies right now is extremely tough but it is a numbers game. Assume every 10 -20 places you visit, you could pick up a new client. Grow thick skin and make it happen. I will admit though, it is discouraging when you walk in and they tell you that you are the 5th appraiser that walked through the doors THAT DAY! And you will get a lot of those that are always looking for a new number hitter willing to do comp checks. Just keep your head up.

The reality, however, is that most appraisers do very little marketing. Particularly knocking on doors. The ones that do knock on doors simply come by and ask if they have any appraisals to order.

Put yourself in the mortgage company's shoes. . .if you can't answer the question "why should I use you over the other guy". . .don't go in.

I stress experience, turn time, the technology I use, the number of national firms I work with, the fact I am on NO cut off lists, etc.

And one more thing. . ALWAYS ask for the order why you are there. . .one of the loan officers in every office will be made at their regular appraiser!

Yeah, have been considering it however have finally accepted that am not young enough to work part time in a bar as waitress or bartender anymore, have to think of other options which are much more regimented time wise. I do agree about marketing, but also feel that there is a time to turn your back on what has become the norm of what is being demanded in this business.... i.e. comp searches, guarenteed values and ignored conditions..

Mrs Beavers just got a part time job at the casino starting at $9/hour plus tips. Monday thru Thursday from 4pm to 9pm so it works with my schedule.

Been doing batchlorette parties for a while now but all that tugging and grabbing gets pretty exhausting and wearing on the body. I wouldn't recommend it to anyone.

Frederick, you're not suppose to tug and grab the bachelorettes. No wonder you're exhausted.
