Title: Method for facilitating the ordering, completion and delivery of real estate appraisals

Abstract: The instant application provides a server that facilitates property valuations. The server is capable of networked communications with a plurality of users and includes program code to perform various steps. The server also includes a plurality of products, each having a respective predefined report format. The steps include accepting order-related data from a client. The order-related data is used in combination with a decision matrix to generate an order. The order a first product. The order is then submitted to the client, and in response to the client accepting the order, the order is assigned to at least one valuation expert from a database of valuation experts. The program code provides the valuation expert a user interface to populate data into a plurality of fields within a first report format that corresponds to the first product. Data from the valuation expert is accepted in accordance with the first report format to generate a first report, and the first report is submitted to the client. The data relating to the first report is stored in a portfolio database that is accessible to the client and searchable by the client.

I don't think this is a "patentable" idea or method.
It needs to be new. This idea is akin to saying we could use "the wheel" to carry heavy things.

and the point is.........another AVM ?????

if all this data is available for the scientists in this business, can any of em predict the future ?? If they can, then they have developed a New Product - it doesn't matter how much data you pile in, that won't make it any better.

We could use two sales and on some occassions one sale is all that is needed....we, after are developing an Opinion, based mostly on Unstable factors. Just look at the people runnin the country and the CEO's that run major corporations......you could put all that into a data base......don't know what good that would do either.

Appraently the Wild West never died, it just lost track of time.

I only had time earlier to post the abstract. After reading it:

plurality of users = multiple clients/lenders/AMC's/mb's/lo's, etc.

plurality of products = various report formats that can define a value

valuation expert = assumed to be a state licensed real estate appraiser although it doesn't really say. Could be a real estate agent doing a BPO as an 'appraisal' if state law allows

user interface to populate data into a plurality of fields = possibly an on-line form, or it could be a form held in the 'valuation expert's' computer

data relating to the first report is stored in a portfolio database that is accessible to the client and searchable by the client = an on-line portal containing the plurality of product reports that have been completed

Does any of this sound like the Ziao business model???

It is similar to or could be the same as the AAVM product I do for one mid-west company.

It is also similar to what we do now...complete a valuation report on accepted forms designed by GSE's, and the GP/AI forms already in existance.

So....how is this something new that a patent can apply to???
