Question For Tennessee Appraisers

Did a conventional for a Knoxville lender, house is in VA. Report listed a couple of items of deferred maintenance (Rotted overhang, worn carpet etc...). The appraisal was done "as-is". Two comps were adjusted for condition. They call wanting to know why I am "doing an FHA appraisal". I explained, she asked "is that a Virginia requirement?". No, I say, its just an appraising thing. She said "they have NEVER seen a Tennessee appraiser do that, except for a FHA". And I stress, she repeatedly said, Tenn appraisers NEVER do that. So what the H*ll is going on up there in them hills? :blink:

Same ole LO trick. "NO other appraiser has ever done that!"

I had the same thing about needed repairs happen to me about a year ago. I simply told them that apparently I valued my license more that ALL the other appraisers they had ever dealt with.

Then why in the world did you not use "your other appraiser"??? <_<
