I know this has been discussed before but I can't find the thread so forgive me for repeating this. Also, I wasn't sure if this should be placed in the marketing or running an appraisal business.

I've been marketing myself to the local banks. Well one of the responses was we send orders first to the appraiser who bank with us. So my question is do you open a personal / business account with a small balance to be on their short list? I foresee this being a major accounting issue for me if I have to keep multiple business accounts.

I have multiple accounts at various banks just to make them happy. Of course, there's not much money in them!

Tell them you would consider it a conflict of interest.

Yes, I have money spread out in several different banks. Also use them for real estate loans on my investment properties... kind spread it all out to share the love. :)

All my banking clients use AMCs. Before those leaches infested the appraisal business, I had two separate bank accounts and each gave me most of their biz. However, I first had to get to know their real estate loan specialist. I keep nagging the loan manager at my current bank, asking if he is satisfied with the appraisals he ends up with. More often than not, his only complaint is that it takes too long and costs too much. Same old same old. Turn time and how much. In that order.
