Yes, it's to eliminate and annihilate appraisers who are costly in the loan process.
That's the ultimate goal and the setup of the new form is to collect as much data on properties so AI models can value properties more accurately in the future.
Right now, AVMs can't replace humans but GSEs are not looking to find a point value of a home.
It's about risk management.
As long as AVMs can value within a range and knowing the borrower's credit risk and low LTV, a point value of an appraiser is not necessary.
AI have figured out the risks in certain loans in which AVM is sufficient. GSEs can accept small losses since profits outweigh the risk.
After all, not all human appraisers can appraise correctly even when there's licensing. The line between biased and incompetent appraisals are too similar. AVMs are seen as more objective.
Is the UAD 3.6 Abomination form sufficient to appraiser better than human appraisers?
Not at this time. I still see variables which the new form should have. GSEs will have to pay Fernando's ideas in a much better form.
I just saw a property and I'm sure a computer can't appraise it as well as I can.
In the meantime, a new abomination form will come in the future.
Appraisers are currently pawns in GSEs' goal in not needing appraisers.
