What do you do when a lender is requiring a cost approach when it is not required as the house is over one year old

Mary: You perform the cost approach and within your reconciliation you explain that you did not give any weight to the cost approach due to the age of the dwelling and the difficulty in determining accrued depreciation. But just so you know if the house is <5-10 years you should be able to do a pretty good cost approach.

Withdraw from the assignment if you can't or won't accept the conditions of the assignment. What else can you do?

a short sale is simply the total amount being accepted by lien holders to clear a debt.

Isn't this a point to ponder?
