Direct lender request to appraise a 1,050 sf residence, under contract @ $1,340,000 or $45,000 above asking price. No comparable sales available that are above $1,150,000.

Long list of "valid" list from lender stating reason to decline. However, on the list, there is not the rationale that the last time we danced this tune, lender sent 6 non-screened "comparables" provided by the borrower. In the past I would not have hesitated to accept the assignment. No amount of fee or extended tat is compensation enough for the kinetic energy it will take to fight off the stips in this situation.

I like your descriptive phrase, "kinetic energy", which means energy that a body possesses by virtue of being in motion. :rof:

They ignore that, it won't keep them from sending you next appraisal order in queue,

Yup, workload. It's always workload. It also has the virtue of almost always being true. I really don't like to lie.

Some clients (AMCs) will stop sending work for a week or 2 if you use Workload.....
I find Fee works better....
Or another option...
The generic "Other".....
