Relocating to Florida

Good afternoon. I am a certified residential appraiser in Colorado. I have been appraising since 2012. My wife and I are exploring the possibility of relocating to the Clearwater area as we both love it there and travel there at least once per year. I haven't been able to find many resources which explain the current pulse of the Real Estate Appraisal profession in FL. Here in CO, appraisers are in very high demand. I typically complete 10 appraisals per week, while turning down about double that amount. Are appraisers in high demand in FL as well? I realize the area, county, city has a lot to do with demand, however I am just trying to get a general feel for the need for appraisers in the Clearwater and surrounding areas. I realize an out of state appraiser wanting to enter a new market area might fall on def ears for competition reasons. Any insight you can provide or recourses you can point me in the direction of would be greatly appreciated. Thanks in advance.

So 40-60 a month and you turn down at least that many? Ugh, where to start...If you work Denver metro the population is about 3 million people, Clearwater is what maybe 150k. I doubt they'll be that much demand or much work. Would love to see the quality of your work at 60 month and you cant have much of a life but good luck.

That's in the Tampa-Saint Pete Metro, that population is close to 2.8 million. The question is, how many competitors.
To get a sense of that, you might go to the ASC, and get their list of FL appraisers; that list, arranged by zip code might tell you something - compare data to your locale. I got a Florida Cert. license back in 2000, it may be easier today. Back then they didn't have reciprocity with any other State.
Check in with Tallahassee for their requirements, then get all your ducks in a row. Florida bureaucrats can be sticklers. If for example you learn they threw out the paperwork on 2008 course you took, so *you* need to take it again, don't get you back up. Stay cool, honey works better than vinegar.

From what I understand Colorado and Oregon have the highest fees starting at around $700. Your starting fee in Florida for GSE appraisals is probably not going to be anything close to that. @bnmappraisal is in Tampa area.
 
Thank you. My fees are not $700 here in the Denver metro area. Just for reference, they are around $450 to $500. My brother appraises in the mountains. His fees start at around $700 and quickly go up. Fees to be realized in Florida are definitely not the leading concern. I would like to understand what volume levels are like in the Clearwater, Tampa and St. Petersburg areas. If we were to decide to move, is there work to be obtained? I appreciate the reference!
 
Florida is booming right now so finding work once you get your certification should not be too difficult. Fees will probably be lower but keep in mind your business expenses will likely be lower as well. I don't cover that area but I have access to the MLS data, and it shows over 2,800 SFR sales in the past 50 days in Pinellas County (Clearwater) and over 3,100 in Hillsborough County (Tampa).
 
Do AMC's have a strong presence for filtering orders in your area? I currently complete about 70% of my work through AMC's, the rest is directly for lenders. Thank you for the info sir. I really appreciate it.
 
I don't have any AMC clients so I can't speak to their market share. The majority of my residential works comes from three in-state lenders who order directly, and relocation work.
