Here's a new one on me - Appraisal request is for purchase of a new SFR. 1004, 216 & 1007.

Special Instructions: Investment Purchase. Anticipated rent $1,400.00. If market rent is less please advise.

The answer is simple. Get paid up front, and advise them about market rents when they recieve the finished appraisal. :)
