REO Appraisal Check List

Once I inspected an REO, the power was off. I thought someone had died in the house. Turned out to be about half an elk in a freezer in the garage. Did I mention it was middle of the summer and 90 every day?
 
You folks are from the Appraisals are art crowd. I'm a scientist, and like to observe experiments. Carry Vick's vapor rub, put a dab under your nose and check it out. Its like the first time you eat a "bad" mushroom, sometimes the colors are amazing. So I hear.

I like the Vick's idea... Nothin' bad 'bout those shrooms....

Ever try loading a bear, elk, moose, goat or sheep on an ole pack horse with out your bottle of "Vick's Vapor Rub". :clapping: Seen some neat wrecks with greenhorns that tried too. :new_all_coholic:

Just for you green'es you put some in each side of the horse nose and a dab under his tail. :rof: Sure make him/her get on down the trail.:new_multi:

In the actual real world of REO, the AM's require we get utilities on as soon as the property is vacant & secured.
 
Well, we appear to be living in the fantasy world of REO at present. There are a few that have power on but the majority do not.
 
I must be in fantasy REO world also. Lots of REO properties in my market are being resold and only about 1 in ten have the power on when I do the inspection after it is under contract.
 
and most dont have a fridge there either..or range or toilets etc etc LOL
 
Fantasy land here as well. Ocwen's are my favorite. (tongue pressed firmly in cheek). They don't seem to think even a minor clean out is necessary. Holy cannoli, there are some ugly things left behind.

Don't lift the lid on the john. Don't open the fridge. Don't look inside the washer/dryer. There are some things you only have to do once to learn. :laugh:

Around here, a toilet is almost an automatic repair hit.... I rarely see a refrigerator or a washer or dryer left behind. Just lucky I guess. I have done a few lately that either have had or are in the process of having, some form of mold remediation. On three occasions, on 105 to 112 degree days, I was nearly knocked out by the smell of chlorine bleach when I opened the door.
