Repair Cost Estimates

I am interested in what you all use when you provide an estimated repair cost.

I assume that most of you use a combination of Marshall & Swift and experience to estimate the repair costs like I do. However, sometimes I get hung up some on figuring what quality of materials I should cost out the repairs at. Typically I try to match the quality with what is in other parts of the home and add in this canned statement: the estimated repair costs may vary depending upon the quality of materials and workmanship used. The appraiser is not a contractor nor a home inspector, therefore the repair costs may vary based upon estimated prepared by more qualified professionals. Repairs are based readily observable items only.

I am interested in some better or additional CYA statements that you all use and I thank you in advance for any comments.
