Reporting Prior Appraisal Date

Does anyone know if I need to report the exact date of prior appraisal on same subject. Before I would put the month and year. When the appraisal was like 6 months ago, I finally started thinking "Am I suppose to be more specific on date?"

Yes, you do need to report the exact date.

According to the UAD Appendix D:

Reporting Format:

Date of Prior Sale/Transfer – mm/dd/yyyy

I don't report the date at all if I am disclosing prior services. I just say "I have performed prior service on this property within the past 3 years."
If same client, does anyone knows if I need to disclose that fact.

It does if he appraised it as a purchase. As a refi, no.

Still has nothing to do with original question. Original question concerns format of prior services. Nothing in USPAP specifically states that actual date of prior services be provided. Although many lenders require actual date due to internal policies.

USPAP does not specify that you identify the date of the prior service. Only that you disclose prior service.
