Residential Or Commercial?

First of all, I would like to introduce myself. My name is Timothy Cox. I am from Louisiana. I am studying residential appraisal right now. I am new to appraisal, but I am very ambitious to learn. I have been hearing from a lot of people that it is very hard to get your foot in the door, especially if you don't know anyone in the business. I am also interested in getting my general appraisal license. Would an appraisal firm be more likely to hire a trainee with a general license than someone with just a residential license?
My ultimate goal is start my own appraisal firm, but I am willing to put in the time to learn the right techniques under a mentor for as long as it takes.....even if the pay is not that great in the beginning. I am only 23, so I don't feel rushed. I plan on jumping in full time and do a little real estate investing on the side. I want to find a nice sized lot and build some rental units on it.

Can anyone offer me some tips or suggestions that can help me a little? Should I just get the residential and then try to find a job, or just go ahead and get both, then try to find a job? Like I said, I am not in a rush to start appraising right away, so I would kind of rather just start the general studies immediately after the residential, if I am allowed to do that. Feel free to offer me any tips, suggestions, or opinions. Thanks.
