Just got a request for a review on a report that was is dated June 25th, 2001.

In this market, the MLS system only has 5 years worth of on line data and books have not be printed since the late 90's.

How would you approach a review this old?

If we can find a way to do it, I will NOT be the appraiser working on it, that was before my time.

Your supervisor or another appraiser has the data somewhere. I work in an area without MLS, I use courthouse records, just like the good old days when we verified each and every sale with a participant, not just the MLS system.

Review that of the report which you can verify.

Use public records.

They need the review, you need money, knock yourself out.

If the data's not there, then just tell them you can't do it. If you're going to have to go to the courthouse, etc, call them back and tell them what you'll have to do, the costs, and let them decide if they want you to continue.
