Seems to me that you completed the assignment THEN they provided you with a new contract. Tell them it is a new order. You can't expect the terms of the order to keep changing. Considering how fishy this whole this, I'd cash the check and let them know that they got what they paid for. They can order a new appraisal from another appraisal at the terms specified in the revised sales contract.
