Just did an inspection on property that not only the roof shows evidence of leak’s but you can tell the whole roof is worn out only tar paper 90 on it. Should I mark subject to a required inspection” or as IS and disclose condition on appropriate area of report:angry:
 
Subject to repairs.

From what you have described, make the report "subject to" the replacement of the entire roof. This is FHA 101.
