I just received an appraisal for an FHA sale. The home is great but the detached garage, which is much older than the mobile home has 2 manual RV doors. The appraiser is requiring "safety stops". What does a safety stop look like for a manual door? I asked him and he said he didn't know. Not sure where to go with this???

Thanks, that is what I assumed but I wanted to be sure. By the way, I am glad you said it - I was thinking it. :)

FHA

Garage Doors with openers must automatically reverse direction when meeting resistance.

old FHA book

The appraiser must operate a representative number of
windows, interior doors and all exterior and garage
doors,
as well as verify that the electric garage door
operator
will reverse or stop when met with resistance
during closing.

4000.1 appears to be silent on the subject but suspect there is a standard somewhere

That's what happens when you open the FHA roster to all certified appraisers. No training = bad appraisals.

i never met a manual garage door that didn't stop once you let it go. i think a safty stop would be a 2x4 that you place as fast as you let go of that handle.

Should see one with a broken spring. I had to replace a set of springs last year on my garage. Our Senator Boozman is an eye doctor. So was his brother. His brother had a large manual OH door on his horse barn. Standing under it one spring broke and the door came down and hit him in the head snapping his neck. His wife found him under the door and couldn't lift it. He died on the spot. A large barn door like mine weighs in about 800#, break one spring and you have #400 coming down.

Gotta love appraisers who extort an extra $100 from citizens.
