Semi-Attached or Attached Row Townhome

Underwriter is relentless so I need a fresh answer for an old question.

On a 4plex Row Townhome. Is the End unit call Semi-attached or attached?
 
I report those as semi-detached.

But there are different kinds of semi-detached. It might not have windows on the detached side or have a few feet of space between the neighboring home and people might not think it is much different from a inside unit. Or it could be street corner and have three times as many windows as inside units. How it impacts value depends.

What is the difference between attached and semi attached?


A detached house stands alone in it's own grounds. An attached house shares one or more walls with another dwelling. A semi detached shares one wall An attached would stand in the centre of at least 3 houses being attached by a wall on either side and sometimes called a mid terrace.

For me, it's easier to think of semi-detached as having a 'detached' functional utility, as opposed to thinking of it as having only one shared wall. IOW, an SD unit - whether half duplex, EOR, or end unit townhome - has a 'detached' utility on one side. More windows, possibly a side yard, more privacy, etc.
