It would be best if you expanded your question a wee bit.

As it is, comments are necessary virtually everywhere within the report of the appraisal.

Your question is so broad that it might bring us back to "Appraisal 101" to respond.

Could you be more specific? You have a short sale what? What type of comments are you referring to?

listing date 04/04/2008 for $304,000, sold eleven (11) days later for $304,000. It is a short sale. I am appraising it at $335,000. On the same street is a comp that I am using sold 05/2008 for $339,000. House next door listed 06/2008 for $369,950. Both are similar split entry homes, same GLA, same year, same builder.
