I had a processor tell me that this is a FHA requirement and its not a new one. Ive never heard of this and I have been doing FHA appraisals for 10 plus years. The lender wants a photo of each side of the subject dwelling. The subject is not a manufactured home.

The front and rear photos of the subject property are supposed to be taken from opposite angles/corners of the property in order to show all 4 sides of the property. If it is not possible to take the front and rear photos in such a manner, then you do need to take separate photos of each side of the house. This has been a FHA requirement for many years though most lenders and many appraisers seem to have been unaware of it until recently.

That's pretty basic FHA stuff.

From Appendix D to 4150.2.

Subject Photographs • Front and rear at opposite angles to show all sides of the dwelling,
• Any improvements with contributory value that are not captured in either the front or rear photograph,
• Street scene photo to include a portion of the subject site.
• If the subject property is proposed construction and the improvement has not started, the appraiser should take a photograph that shows the grade of the vacant lot.

Right after the subject photo instructions, the AppD has the comp photo instructions...

Comparable Photos • Photos depicting the front view of each comparable sale utilized must be those taken by the appraiser. The photos taken by the appraiser are considered evidence of compliance with the Scope of Work of having inspected each comparable sale from the street. Use of MLS photos to exhibit comparable condition at the time of sale is acceptable; however, the appraiser must include their photos as well to document compliance.

Thanks for the help. I quess I should be a better government geek. I was just getting use to the VC sheets and they did away with them.

Best thing to do is to read ML 2005-48 and the Revised Appendix D over and over. You also need to read the handbook 4150.2 over and over too. I pull mine out a couple of times a month to refresh my memory.

Recently I have been asked to provide photographs of all sides for conventional loans.

I have no problem with such a requirement as long as it is communicated to me at the time of the order. If I am stipped for such a requirement after the fact on a conventional appraisal, then it is going to cost someone another trip fee to get me to go out and take additional photos showing the sides of the property.

It would be a good idea to get into the habit of taking them at angles so as to show all sides. Not always possible with extremely small rear yards or where there are a zillion cars parked in the street.

You can take them at angles but, for some lenders it doesn't matter. Take front, rear AND side photos.
