Would one of you nice people tell me how to handle a single family home that is a rental property?

You might need a rent schedule to calculate income as you should do an income approach.

Thank your for your replay Pam and Dale.

Pam I like to check with others in the industry how they would handle a situation. That way I do not limit myself to a "blind" habit. Compare notes so to speak. Is that wrong? :unsure:

Lots of questions here are a good thing! This question probably should have been in the General Forum for all to add their advise.

Most lenders will require a comparable rent schedule, along with an operating and income statement. In this area they are really a pain to do, since rental information is hard to get.
