Since the start of the week I have been juggling nothing but difficult appraisals. A couple of rush relos where I was the third appraiser and the market data sucked, an oddball contemporary with Lake Michigan frontage with terrible data, and a 6,000 sq.ft. new construction refi with another 2,700 sq.ft. basement finish on a heavily wooded five acres in a community where all the sales data is located on lakes. For that one I used comps in five different communities and spent basically a whole day determining differences in land/location values. The LO had "forgotten" to order that appraisal. I went through it Monday and told him he would get it today. At the inspection, the homeowner says the LO told him I would most likely get the appraisal to the bank the same day as the inspection or the next, and they could close today. I explained the complexity of the situation, and haven't been rushed by the lender, but nonetheless, it was not the way to start the week.

Anywhoooo, two went out yesterday, and the big boy and one relo hit the e-mail highway today. I'm feeling pretty damn good. The wife, who is an appraiser and my business partner just gave me a solid pat on the back and a hearty 'attaboy.

It has stopped raining, the voice mail has been engaged, today's our 16th anniversary, my daughter finishes her last day of elementary school (it's off to middle school in the fall), and we are heading out for a famous Cheeseland fish fry and maybe "Don't Mess with the Zohan". The battered COD and potato pancakes don't stand a chance.

Don't you just love it when a tough week comes together? Cheer up, it's Friday.

Just had the 5th anniversary from the second and ????? uh - can't remember - 38 from the first? I agree with the "freedom".

I'm not sorry "Ms" Janet. :rof::rof::rof:

And congrates to you guys that made it that far - my last was 25 years.

Most defiantly. I just did a high end units appraisal last week with no comps. When I performed the inspection Monday morning, I didn't think I had the data available to do this properly. I'm talking no similar units comps whatsoever, in every aspect of comparison.

It took me 4 days and nights to get her done with the diff. approaches, 64 hours approx. When I did get her done late Thursday night, it was a great feeling of accomplishment and made the week really come together.
