I can see it coming soon, the "weekly argument" thread on:

"Can you tell me if this (the Subject's) market is a declining market?"

I'm not kidding, I have received about 5 of these calls alone this week, and *did not get the order* due to NOT confirming ahead of time that I would only check 'stable' or increasing.' Good Lord, what next?

Honestly, the variables are altogether too much, these LOs should JUST ORDER APPRAISALS and let &^%$@! the chips fall where they may.

Yea, see that costs them time and money so they take the path of least resistance.

I can see the BoA/Valocity Lender Guidelines now "If subject is in a declining market stop all work and you will not get paid. Return the order to Valocity so we can find an appraiser who will comply with the lender guidelines. We cannot send in a report that violates lender guidelines, that is why we have lender guidelines".
 
Declining....not too bad, just 1.5% per month.

They dont even bother with that call here in F.L.A. I used to get them at the end of last year but not now. I have checked one stable in all of 2008. That cost me another hour of work just to make sure I was right. I did have one a couple months ago asking me if I had to make a time adjustment when I checked declining. I laughed and he hung up. I still get comp check calls.
 
"Comp checks" or "Declining Market checks" aren't about
information, its about making sure the appraiser will pre-ordain
the deal.
 
LO: "I'd like a comp check for XYZ."

Me: "Ok, ...checking. Yes, there are comps for that."

Silence.

Me: "Would you like to order an appraisal so I can give an opinion of value?"

Dial Tone.

That's not only funny, but it WORKS. I know, I know, folks (more specifically McNamara) will call me this and that, but I use a line very similar to that just to get the order, realizing full well that the idjit MB thinks I've meant something entirely different. But it gets the order over, it gets the ball rolling, and it locks them in because the process is started, which is all I really care about.

Not only funny, but effective, too.

Seriously, please put all comp check threads in Improving the Profession as per the forum description.
