Alluded to an appraisal of 132 acres with large horse arena before, foreclosed in '08, valued by appraisal at $1.4 million in 2013- one year marketing time. I predicted it would be long in selling, and hasn't yet. Assessor has improvements at $355,000. I think they are close, a lot closer than the $1.1 million the appraiser estimated (no allowance for functional obsolescence). Asking $1.4 million. It's "pending" since February & that appraisal isn't shown in current listing.... hmmm. I'm guessing a close nearer $500,000 than $1,000,000, but maybe not this year.

Decline in horse racing has impacted the value of horse ranches. There used to be massive horse ranches northeast of Dallas, but the land values have pushed them out and into Louisiana. ROI on horses ain't what it used to be.
