Strange C/O

I have a c/o from NYC that indicates that the subject is a 2 family (so far so good).


Here is the rub, the c/o indicates that the "cellar" (which is a walk-in from the rear due to the rear sloping property) contains "Kitchen, Bath and Ordinary in conjunction with the first floor".

The first floor contains 2 bedrooms, full bath and 2 rooms that you need to walk through to get to any where on the first floor.

Since it appears to be legal do I include the basement as GLA?

I have attached a sketch of the first and second floors. The basement is finished with a kitchen and a bath.

Do all the rotten order come out in July?

I guess we all take it the "second floor" is the basement? What about the tax records; size, bedroom count, use, etc.? Way too many variables here without more explanation from you. The 1st floor kitchen could have been removed, one 1st level room could have been a living room, and so on. Try and clarify it for us a little more?

Ed, Here is example of a three-family in Brooklyn that I did last week, with C/O indicating a legal unit unit in the basement, the basement was included in the GBA, and I check off "no basement"....

This is one of the reason they call it GBA (building area) by a multi-family, and by SFR its referred as GLA

If the City counts it as living space, then I would count as the same.

Not common, but I have seen it in Brooklyn from time to time. count it.

I didn't sketch the basement. The first floor is street level walkin and the second floor is one flight up from the first floor. The house looks like ALL the other 2 story dwellings but due to the rear sloping land the house looks like a three story from the rear.

I am going to need to call the "basement" GLA.

Have appraised many like that in Brooklyn & Queens - include the "cellar" in gba. Sometimes they have another basement level below the cellar.
