Strategic Non-Participation During the Testing Window
The FHFA relies on a voluntary "Broad Production Period" to test the system and iron out software bugs before the mandatory deadline.
  • The Wrench: Appraisers could collectively refuse to submit a single UAD 3.6 report during the voluntary testing window, sticking strictly to the legacy UAD 2.6 format until the absolute last day.
  • The Impact: This creates a data vacuum. Software vendors, Fannie Mae, and Freddie Mac would be unable to test their systems under real-world, high-volume stress. When the hard deadline hits, the sudden influx of unvetted data formats would likely trigger widespread system crashes, fatal errors, and massive delays in the mortgage pipeline.

Of course, I am not suggesting this course of action. That is something each appraiser must decide for themselves after reflection and prayer.
 
I think that train has sailed, Doug... per the GSE's, they're already handling thousands of 3.6 appraisals a day.
 
Imo it is a horrible idea and will not accomplish anything.

Is that why they are flooding this forum and FB groups with multiple damage control posts daily? Fannie created their own monkey wrench without realizing it. Maybe there is a Latin phrase for an 8 year monkey wrench which points the finger of blame at the innocent. Et tu flawed wrench?

Why is it horrible? .............It seems horrible to me to force all these changes and burdens on appraisers without compensation. This 4th of July we can remember a little rebellion can be a good thing.

We need to impose the compensation by raising our fees.

The same people that gobble up the $250 1004 assignments will never do it. They won't let 3.6 get in the way. So, it is doomed from the start

I didn't know that trains sailed.....but you're right....the W2, AMC staff appraisers are busting these out with the help of AI....AND the fees have been already set in stone.....no extra duckets, for filling up extra buckets.....
