I say this is a two car garage. The builder and homeowner say it's three.

The back bay opens up into the back yard with no drive way to the street.

Builders in my area also call this a three car garage. I call it a three car tandem if it's deep enough to park two cars one in front of the other and one next to those two. It's not a true three car garage in my opinion.

2 car w/ storage area. A true three car garage would have three bays/doors with easy access - without driving over the lawn to the backyard in this case.

We have those all over the place in CA. It's considered a 3 car tandem garage. The only difference is there is no opening on the back to drive thru. There's a a door that leads into the house. Looks like a 3 car to me.

In our area that is referred to as a three car tandem garage. Technically you can get three cars in the garage. Typically, this type of three car garage is not as desirable as a typical three car garage.

3-car tandem. The tandem part is adjusted at lesser value than the front garage bays because of its reduced utility.

In a snowy climate, if you have to pull one car out to get to the other, it is a tandem. Not a real three car. That is what appraisers say, and it is what the market clearly says around here. I'm guessing that Indiana is similar.

In the summer, park the 4WD in the back part of the tandem and the Honda in the front part. In the winter, reverse them.

Sheesh.
