I know none of you newbie / wannabes want to hear this, but it's something I just have to get off my chest here.

When it comes to real appraising, you are ignorant.

The initial class just touches on the basics. You still know nothing!

The 2 year training period is NOT long enough for many if not most!

Unless you go work in an 'appraisal mill sweat shop' that is not only not going to teach you how to properly appraise, they will probably teach how to appraise fraudulently You are an additional liability to the real honest and ethical teacher-appraiser!!!

WE ARE NOT WORRIED ABOUT YOU BEING OUR COMPETITION IN THE IMMEDIATE FUTURE. You don't know enough about appraising to be any legitimate appraiser's competition for a few years. If you learn enough and are honest and ethical enough, we will welcome you - even as our competition!!! Many of the experienced appraisers that regularly post and read this forum are the best of the best in this industry. The 'experienced' appraisers that are number hitters don't bother coming here.

When you do post, pay attention to your spelling and grammar. Your future potential supervisor/mentor may be reading your post while looking for someone with a future in appraising. Put your best foot forward.

The forum regulars do wish you well. We're all here to share and help each other, including the newbies and wannabes. We don't have anything to sell you, so you are getting our very real and honest opinions.

I didn't realize until after I'd put in two years with my mentor and then went solo how much she had sheltered me.

While I was being taught to focus on learning how to be a good appraiser, she was handling most of the politics, paperwork and organization that it takes to run an efficient and smooth running office. What a wake-up call! I had no idea how distracting and time consuming that part of the job would turn out to be.

I think that you'll soon be reaching a stage where you'll need to do some mental adjustments (we all go through it). Instead of being discouraged by the realization that there's much that you don't know, think about how far you've already come.
