Mostly all of the above except the borrowers. I guess there's more as the GSEs seem to be disliked and there's so many gripes and rants about how unfair the appraisers are treated and often being compared to burger flippers or uber drivers.

Is the consumer well informed?

The FTC’s Bureau of Consumer Protection stops unfair, deceptive and fraudulent business practices by collecting reports from consumers and conducting investigations, suing companies and people that break the law, developing rules to maintain a fair marketplace, and educating consumers and businesses about their rights and responsibilities.
 
Appraisers always have had one foot out the door. We would all be designated in the Appraisal Institute or working towards credentials if we were dedicated and invested. Need credentials and the political power of a bigger organization to have a say. It's easy job with good money...minimal people skills needed.. introverted and zero advocates. When I first started ..the boss had an SRA everybody got trained and he had to sign off on all appraisals because the bank required a designated appraiser to sign it. The Institute was much more powerful and the field was much more respected by lenders. It's counterintuitive but the fracturing caused by licensing actually has lowered the professional image and weakened the whole operation. When ever I go to group classes or watch podcasts I always marvel at what a bunch of goofballs we are ... It was a good run flying under the radar and making bank.

the only cult i see is the one of cheerleaders...root root rooting against the independent appraiser while they are not even in the game...your tongues are slow boring and repetitive
 
Standing apart from anyone else's team is part of our job description. And lets be honest: most of us enjoy that aspect of what we do.

Okay.... now that we know that them is "everybody" and that means borrowers too.... because in hard money loans, they can't qualify for a conventional. So, they grind you hard on the number they need during inspections.

The original ask:
How can this negativity be broken and how can appraisers step into the light and start winning again ?
No....because....and we'll use your frequent statement in the threads "that ship has sailed."

The traditional real estate appraisal has been deemed by "everybody" as obsolete, unnecessary, slow, and expensive.

Realtors: we're "deal killers" thwarting their commissions.

AMC's: A firewall to prevent coercion? OMG....they're corporate, predatory, parasitic, Middle Men profiting from poorly written federal laws and regulations.

The GSEs: They've gone Tech....their final dealing with the human appraiser is the UAD 3.6 to gather even more data on top of their already massive, highly standardized property databases containing decades of historical valuation data, square footage, and home characteristics. Waivers, desktops and non-appraiser inspections are the goal. Plus..... they hate addendums.

Lenders: it's not their money they are lending. Appraisers are speed bumps and in the way of making profits. If it wasn't for the laws in the books, we already would be gone.

Let's not forget that the last Administration became judge, jury, and executioner in that the real estate appraiser was a biased entity. Especially in minority neighborhoods preventing generational wealth. Shoot, I read comments from New Zealand on how big of racists we were.....

There is no more stepping into the light. There's only darkness, reduction of fees, reduction of work, chained to the desk valuations. I can't wrap my head around valuing something without seeing it. But that's the trend.

I believe you said we had five more years Glenn.... it might be only two or three.
 
Simple: Leadership.
With all due respect, there are not enough appraisers to have any clout in Washington. The NAR will do nothing because the last thing they want is buyers having to pay higher appraisal fees....or any other fees.
