Got an order from a large AMC to do a "nightmare" assignment......5,000+ sq.ft. home (looks like the White House) in contract for 400K+, all the "bells and whistles" listed in the past for 300K more than for what it's listed for now......200+sq.ft. difference between old listing and new listing and on and on and on.

Called AMC and told them my fee would be $xxxxx (Way over my normal fee) and couldn't do it for one month. I hung up the phone with a satisified feeling that I'd headed this one off at the pass. I even dropped it in my "dead" file.....BUT....You guessed it........It's back......at my increased fee! Turn around time O.K.......At second glance, I saw the original order date was almost one month ago. I'll bet this job has been bouncing around to every appraiser in my area........Lucky (stupid) me! :oops:

When the market is deluged. Your first thought must be Highest and Best....................Fee!

This assignment will tie you up and leave the others free. I hope it is COD!

That is sooooo funny! I have had the same thing happening to me. No, I can't do it! No, I don't want to do it! Then they make me an offer I can't refuse! The pile continues to grow...damn it!

I am sooooo tired of working, I am sooooo tired of junk assignments!

Well at least you got your "highest and best fee". :lol: I like that phrase.
Maybe next time you'll want to "upgrade" that highest part. 8)
At least it should be "interesting". Just try to think of it that way instead of a "PITA". :p

ifn ya wants ta look at the good in the job, what you thought was a high fee 8O , is obviously not high enough :p , put that in the way back machine for future use :wink:

For those more "challenging" assignments, just request they forward a blank check and you'll fill it in once you complete the job. :wink:

Thanks jtrotta! I woke up feelin' old but now I've mentally entered the way back machine and life is good. I may even try to pull a rabbit outta my hat today.

Just finished one of these, working on another. On the first, I set a maximum and then billed on the basis of days spent (yes, days). The client went with it. The second, we know how much time it will take and bill accordingly. I've leared that I can do a lot of cookie cutters in the time it takes to do a complex home.

The latest:

It was a purchase: Called the Realtor for an appointment.......She said "It's closing tomorrow" (I just got the assignment yesterday) no appraisal needed......Wells F**** is doing a "Round Table" loan. I don't mean to be flip but......is that like "spin the (liability) bottle? Is it a Pizza? WHAAAAAT? Anyone ever heard of that one? Job is now on hold. Client is checking.......maybe I "escaped?" Please, Please, Please.......
