Thinking of moving my business to Denver from Phoenix

I own a pretty successful appraisal co. in Phx, but my wife and I want to move to Denver. We are entertaining all options at present, but would love to sell our business and start over, or possibly buy an existing business in the Denver area. I was curious about the market in CO right now though. How busy are you fee appraisers up there? How many appraisers are licensed/ certified in the state? I can't seem to find any info on that. Any advice on making this move would be greatly appreciated. Also, if anyone knows of someone looking to make a move to AZ let me know.

Atlas, I live in Scottsdale, but I do some commercial work in Colorado. Last I heard, and things may have changed, but Colorado had about 1,000 more appraisers than AZ for 1,000,000 fewer people. Major glut, especially on the front range. Even the small towns have more appraisers than they can support. I doubt Denver needs another appraiser.
 
Per ASC there are 1,188 Certified Residential and 1,020 Licensed appraisers active in Arizona

1,722 Certified Residential and 1,227 liecnsed appraisers active in Colorado.

And the population of CO is less than AZ isn't it?

By about one million people.
 
Just from doing some reading I think the market is quite a bit better in Denver compared to Phx. I'm kinda surprised how many more appraisers there are in Colorado, maybe I should move to Phoenix!!! I'm doing about 4 or 5 appraisals a week, which is quite a bit worse than last year.
 
Hmmm, interesting! Well, maybe we will stick tight for awhile then. Thanks for the info all.

Sorry I missed this thread. I have been appraising in Colorado Springs for more than 28 years. There is certainly a glut of appraisers in this market. I have been told by my contacts at the state that only about 1/2 of trainees are renewing their licenses.

You might try calling the Board of Appraisers at 303 894 2361 to get the exact numbers by classification of license.

all the appraiser information and # of appraisers by state, city, county, etc.is at www.ASC.gov.

Denver is a great place to live and I think you should go. At least there in the summertime it gets in the 60s at night, we may dip below 90 tonight. Yea for Phoenix. Good luck on your move.
