Without some sort of backing, this is little more than vigilante-ism. What we really need is some senator to take this problem serious enough ... enough so as to basically put together a subcommittee to actual support and investigate these things (similar to McCarthy, but just short of insanity) both for funding, clout and back bone.

No one is taking this as seriously as it actually is... except us ... and that it makes it look like "sour grapes" ... we need to sit down with some official and put it on the end of his nose ... present him with the petition, in person, and point out that this isn't just a few people involved and it isn't just a few who are being affected .... :shrug:
 
Some of the responses I've had are shocked at what MBs are putting on the appraisal orders forms and demanding of appraisers. They had heard about it, but that was only a rumor and couldn't possible be a wide spread problem!

Providing the real evidence of it is shocking them, and I can't think of anything better. The addresses being provided, if found anywhere in their loan files, either pending closing or already closed, are excellent targets for file audit, and they are finding the fraud in them.

Another reason this is working is that everyone on my list knows there are many others receiving the same information / evidence. It cannot be ignored because of this.

If doing this makes me a 'vigilante', so be it. I do realize that what I'm doing does make me a 'target' and have had many forumites call and/or email me about protecting myself. One called the other day to relate the death threats and other threats to self and family that came from doing litigation support on mortgage fraud cases! OK, I will work harder on being more aware about self protection.

I provide the evidence of the pressures and illegal requests / demands placed on appraisers.
I provide addresses that need to have the loan file reviewed.
Sometimes I pick only one, a couple, or a few on my list to go over specifics provided to me that probably should not be sent out to everybody on my list.

I am very careful about protecting the appraisers that provide this information to me!!!!! The very LAST thing I would want to happen is for any appraiser to have any trouble of any kind for providing the evidence of fraud that I passed along.

As always, the hardest thing to acquire is a copy of the fraudulent appraisal that was used. If anybody gets a hold of one through any means other than a review they were hired to do, please do send it to me along with whatever evidence you can that will show what is wrong. As long as you have no client relationship regarding that appraisal, there is NO confidentiality issue. Besides, I am going to keep you out of it anyway.

Is turning over the evidence to those that can actually do something about it wrong? NOT to me!!! The Appraisers Petition was a great beginning and proves that appraisers have been telling about this for many years already. It was still just 'hearsay'. Everybody I've talked to about this over these many years have always said, "Without the evidence, there's nothing we can do." So, I'm doing it, with your help.

I'll admit that with all the warnings I've received, I was floundering in doubt about continuing, but when I came home Monday and found a bunch of letters containing checks, it gave me the support, financially and emotionally, to continue and go at this even stronger.

By vigilante-ism, I wasn't referring to you personally ... I was suggesting that we, as a whole, will be viewed as such ... unless we get someone's attention for trying to clean our own bedpans ... I was in no way trying to dissuade or undermine the goal here ....

Please tell me that you understood that about my statement ...

Actually, if a report has my sig, please confirm with me that it is mine. I had a trainee for a while that I suspected, but couldn't prove that he was using my sig. He would have had to scan it in, but I can do that with anybody's sig and be up and running in 5 minutes.

I understood that, Doug! I am aware that some others do think exactly that about what I'm doing though. There's very few who's opion matter a lot to me, and I appear to have their support.

Doug - I see your point and have been, already several times, accused of that here. So be it! Because I don't play the game with these fine upstanding people who call themselves loan officers I haven't had an order in two weeks (good thing for savings account). However, all the other honest appraisers here call me about reports that they've gotten. I encourage them to send it in to the state. And if not, then call me in on a consultation because they aren't sure they are seeing things completely or properly - that gives me access to the report, of which I must have a file copy. Since I've had very little work lately, I'm spending time performing nice review work for the state.

If the ones who signed those reports don't like it, then :new_321: :new_321: :new_321: It is long past due that this crap stops. And you are correct. It needs to be brought up to some sort of goverenment investigation. The only problem is - we're the little guys in this. Now that Pam has gotten some contacts of the "big boys" in on this, maybe it will start some sort of train moving.:shrug:

I encourage everyone to send what you can to Pam. She literally put her business at risk and her life on hold to better this profession. Let's support her. Put your money where your mouth is!
